During this time, it is important to understand what is considered emergency maintenance and what can wait until our office reopens.
Queensland tenancy legislation clearly defines emergency repairs. Knowing the difference helps keep you safe, ensures urgent issues are prioritised, and avoids unnecessary after-hours call-out costs.
If you’re unsure whether an issue is an emergency, tenants are encouraged to refer to the Residential Tenancies Authority (RTA) website for guidance: www.rta.qld.gov.au
Emergency Repairs – What Qualifies?
Under the Residential Tenancies and Rooming Accommodation Act 2008 (QLD), an emergency repair is an issue that makes the property unsafe, insecure, or at risk of serious damage and requires immediate attention, including during public holidays.
Emergency repairs include:
- Failure of essential services (water, gas, electricity, hot water, cooking appliances)
- Burst pipes, flooding, or serious water leaks
- Dangerous roof leaks
- Gas leaks or faulty electrical wiring
- Fire or smoke damage
- Structural damage posing an immediate risk
- Broken external locks, doors, or windows that make the property insecure
- A blocked or broken toilet where there is only one toilet at the property
What Is Not an Emergency?
The following are non-urgent repairs and should be reported once our office reopens on 5 January 2026 or via the tenant portal:
- Dripping taps
- Slow drains
- Single power point not working
- Loose handles, hinges, or fixtures
- Dishwasher or minor appliance issues
- Minor pest activity
- Blown light globes
- Washing machine issues
What to Do During the Holiday Closure
If an issue meets the definition of an emergency repair, please contact the appropriate emergency trade listed below.
If the issue is not an emergency, please log a maintenance request via your tenant portal and it will be attended to once our office reopens.
