Communication You Can Count On 

Clear, timely communication is at the heart of our service: 

  • Same-day responses: Calls from you or your tenants received before 4 pm will be returned the same day. 
  • Email replies within 48 hours: No message is left unanswered. 
  • Friendly reception: Every phone call or visit is welcomed warmly, and staff aim to resolve enquiries immediately where possible. 

This means you and your tenants always feel informed and supported. 

Leasing Excellence 

We keep you updated at every step of the leasing process: 

  • Weekly updates: Every Monday, we’ll call you with market updates, open-for-inspection feedback, applications, and pricing or marketing recommendations. Every Friday, you’ll receive details of upcoming weekend opens. 
  • Full application transparency: Tenancy applications are processed with detailed communication for your approval, both verbally and in writing. 
  • Property condition: Before a new tenant moves in, we complete a detailed entry condition report and share it with you. 

Our goal is to secure quality tenants quickly while keeping you fully informed. 

Proactive Maintenance 

Prompt maintenance prevents small issues from becoming costly problems: 

  • Urgent response: Tenant-reported urgent issues are returned within the same day, usually within the hour, including after-hours emergencies where possible. 
  • Ongoing updates: You and your tenant are kept informed at every stage of the maintenance process. 

With LongView, repairs are handled efficiently and professionally, protecting your property’s condition. 

Arrears Management 

We actively monitor rent payments: 

  • Daily monitoring: Any late payments are promptly actioned. Notices are issued on the first business day of arrears. 
  • Regular updates: You’re informed via email if rent is 5 days late and by phone if 7–10 days late to discuss next steps. 

Our proactive approach ensures rental income is protected. 

Lease Renewals and Vacates 

We guide you through every tenancy milestone: 

  • Lease renewals: Contact is made 90 days before a lease ends, with market-based recommendations for rent adjustments. 
  • Vacating tenants: When a tenant advises they are leaving, we call you within 24 hours and provide a leasing plan. A Vacate Pack is sent to tenants, and final inspections are completed within 48 hours with detailed feedback to you. 

This structured process keeps your property tenanted and well-maintained. 

Responsible Management 

Your property is managed responsibly and transparently: 

  • Financial approvals: No expenditure occurs without your approval, except in emergencies to prevent further damage or injury. 
  • Inspections and reports: We inspect your property in line with legislation and provide written reports with recommendations. 

We take care of the details so you can enjoy peace of mind. 

Our Guarantee 

Our Service Guarantee is simple: if we fail to uphold these commitments, the named client is entitled to three months of free property management for the property in question. 

Exclusions: This guarantee does not apply to natural disasters, acts of war or terrorism, or disruptions caused by essential service providers.
