Lease endings can feel stressful if you’re unsure what comes next. Whether you’re renewing or moving, here’s a renter-friendly guide, so you feel prepared and supported. 

1. Let Us Know Your Plans

As your lease approaches its end, we’ll reach out to understand your intentions, but it would also be helpful to let us know the following: 

  • Whether you’re hoping to stay, 
  • Whether you’re considering moving, and 
  • Any outstanding repairs or maintenance issues that should be raised with the rental provider before a renewal is considered.

2. If You Want to Renew

If you’d like to stay on, we’ll discuss renewal options with you and the rental provider. 

You’ll receive a renewal offer that outlines: 

  • The new rent (if an increase applies) based on current market conditions 
  • The proposed lease length (e.g., 6 or 12 months) 
  • Any agreed changes to the lease terms 
  • How to review and sign the new agreement digitally 

If you’re worried about affordability or need some flexibility, raise it early, your property manager can explain the reasoning behind any rent change and discuss options with the owner.

3. If You Are Planning to Move Out

If you decide not to renew, we’ll guide you through the vacate process. You can expect: 

  • Clear instructions on how and when to give notice 
  • A cleaning checklist based on the original condition report and fair wear and tear 
  • Confirmation of your vacate date and final rent payable 
  • Instructions for returning keys and access devices 
  • Information on how your bond is handled through the RTBA (Residential Tenancies Bond Authority) 
  • Tips to help support a smooth bond refund (e.g. carpets, gardens, marks, oven, bathrooms) 

Good communication at this stage helps avoid disputes and makes everything less stressful. 

4. Maintenance Inspection

A maintenance inspection may be scheduled before your lease ends. These inspections help us: 

  • Check the overall condition of the property 
  • Identify repairs the rental provider is responsible for 
  • Plan any maintenance required between tenancies

5. Final Inspection (Exit Condition Report)

After you’ve moved out and returned all keys, we conduct the final inspection within 3 business days, comparing the property’s condition with the ingoing condition report from the start of your tenancy. 

You’ll then receive: 

  • notification from your Property Manager outlining any discrepancies 
  • details of cleaning/repairs (if required) 
  • confirmation of your bond refund 

Most renters who follow the provided checklist receive their full bond back. 

Final Tip 

Your property manager is there to support you whether you’re renewing or moving on. If there's anything unclear, ask early. Good communication makes everything easier
